Community Ventures (CV) is seeking a Financial Controller to join our operation, which primarily involves (1) the development of subsidized housing for sale or rent, (2) the development of commercial space for rent, (3) the renovation or improvement of other publicly-owned neighborhood assets and (4) the management of residential and commercial rental properties. As a non-profit, with a broad mission to improve Philadelphia neighborhoods and increase the supply of affordable housing, CV’s focus shifts continually as new sites are identified, new projects are closed and brought under construction, property management duties are increased, and public funding rules and protocols are adjusted. In addition, CV is currently merging with a 124-year-old for-profit housing developer & manager, whose owners are gradually donating shares of stock to CV. The partnership between these two organizations will be a focus of discussion and a source of opportunities over the next several years. Finally, CV has applied for and received grants from the City’s Rebuild Program to redevelop a public library and two recreation centers. Three additional Rebuild applications are pending. This work will take CV in a new direction as it continues its mission.
The chosen candidate will work full-time (40 hours per week), taking on a leadership role in all financial decision-making and operations that affects the organization. Reporting directly to the Executive Director (ED), the Controller will provide strategic financial input to the ED and other development and management staff, while closely overseeing the overall accounting process for both CV and for the eight limited partnerships either wholly-owned by CV or under its management and control. The Controller will provide accounting, budgetary, operational and programmatic support to all organizational activities, including to the individual partnerships—implementing and further developing financial procedures as necessary for all entities. The Controller will further manage the production and delivery of periodic reports and compliance documentation to the funders and equity partners for each of the partnerships.
The Controller will serve as an active member of the development team, producing pro forma budgets, updating budgets as financing is put in place during the pre-development period, helping to manage the closing process and monitoring spending during the construction period. The Controller will aim to preserve and improve the financial health of the organization as he or she participates in decisions regarding new and on-going development projects.
Finally, the Controller will produce such other analyses or calculations requested by the ED or Program Director as part of their efforts to improve management of the partnerships, consider new opportunities, consider vendor or contractor services or other tasks related to the activities & mission of Community Ventures.
The Controller directly supervises the Financial Manager, who handles bookkeeping and human resources matters, and other divisions as directed by the ED, and is the primary agency contact for all insurance matters.
