In addition to developing its own projects in partnership with local neighborhoods, Community Ventures works with other Philadelphia organizations to develop housing solutions in neighborhoods across the City.
Community Ventures offers the following consulting services:
Development
- Site Identification and acquisition (public agencies and private market)
- Initial site planning and zoning analysis
- Identification and selection of qualified architects, engineers, contractors, and others as needed
- Management of selected professionals through evaluation and design process
Financing
- Develop reasonable project budget
- Public Funding applications to public and private sources including Office of Housing & Community Development, Philadelphia Redevelopment Authority, Philadelphia Housing Authority, PHFA 9% & 4% LIHTC, Federal Home Loan Banks
- Grant Writing to foundations, corporations and other private funders
- Coordinate financing closing with various funders
- Compliance reporting for various private and public funders
Construction Management
- Serve as Owner’s Representative during construction
- Attend site meetings on behalf of owner
- Review and approve construction vouchers and change orders
- Coordinate construction with architect, contractor, and various funders
- Oversee MWBE and Section 3 compliance and project minority participation goals
- Assist with construction completion, close out and lease up or sale
